Building Reports

Our reports are completed in accordance with Australian Standard AS 4349.1 Appendix C (Informative), helping ensure you receive an accurate and comprehensive assessment that goes well beyond the general industry standard of “structural only”. Each report includes detailed commentary and photographic evidence, with a minimum of 80 photos as standard. In most cases, reports are available within 24 hours.

We welcome and encourage clients to attend the inspection. We are happy to discuss any concerns you may have and, once the inspection is complete, walk you through the property both internally and externally to explain our findings.

Coastal Home & Building Inspections uses the latest FLIR thermal imaging and moisture detection equipment on every inspection.

Pest Inspection & Reports

For pest inspections, we engage a dedicated specialist pest technician to assess termite activity and other pest-related issues.

Using two individual inspectors allows for an overall inspection time of around three hours and a more thorough assessment—generally offering significantly more time on site than combined inspections where one inspector conducts both the building and pest components.

In many combined building and pest inspections, the building inspector may hold only a restricted pest inspection licence and may not have the specialised qualifications or experience required to fully assess termite damage, treatment options, or pest management and barrier system costs. In these situations, a second inspection by a licensed pest technician may still be required.

Our invasive inspection services can provide the information needed to help you make an informed decision where termites have entered a property, identify concealed issues, and outline the steps required to carry out a thorough assessment of potential damage.
